A Seller's Inspections (or a Pre-Listing Inspection) is similar in effect to a buyer's inspection, except that it is performed by the seller prior to listing a property instead of by the buyer as a contract contingency. Seller's Inspections are designed to assist the seller in identifying defects and damage that could curtail, prolong, or stall the sale of the property. The seller can then choose which items to repair and leave other items on the negotiating table. The leverage that a Seller's Inspection offers the seller is as invaluable as a buyer's inspection is a buyer.
