Home Warranty Inspections (HWIs) are performed just prior to the expiration of a home warranty contract. HWIs are also called (in jest) "Murphy's Law Inspections" because home systems always seem to start breaking-down just after a warranty expires. Homeowners who use HWIs do so as a follow-up to their initial buyer's inspection as a precautionary measure that may lead to necessary repairs being performed on systems and structures while they are still covered under a warranty.
